What a property manager or facilities lead actually needs is a crew that arrives when it said it would, produces the certificate of insurance without being chased, doesn't damage a common-area wall on the way out, and invoices once at a number agreed in advance.

That's the whole proposition. The lifting is the easy part.

Working in occupied buildings

Most commercial jobs happen while people are still living or working in the building, and that constrains everything. We book the service elevator, pad it, lay floor runners along the full haul route, and guard corners on every turn. Crews are uniformed and quiet. The measure of a good commercial cleanout is that nobody outside your office noticed it happened.

Documentation your file will actually accept

For restoration and insurance-adjacent work, paperwork is the deliverable as much as the clearing is. Heavy material is priced transparently by weight with transfer-station weigh tickets attached to the invoice, and we'll supply before-and-after photographs on request. If your adjuster needs something specific, tell us before we start and we'll capture it.

Pricing for trade accounts

Commercial work is priced from an on-site walk-through, fixed before we begin, and it does not change afterwards. Recurring accounts get preferential rates and priority scheduling — a portfolio with predictable turnover volume is worth more to us than a one-off, and we price it accordingly.

Starting points for reference: $495 for a straightforward clear, $795 for a cleared-and-cleaned finish, and $1,195 for full detailing. Portfolio and volume pricing is quoted separately.

Commercial Account Questions

Do you carry insurance and WSIB coverage?

Yes. We carry commercial liability insurance and WSIB coverage, and certificates of insurance are supplied before we attend site. Most property-managed buildings require a COI on file, and we handle that as routine paperwork rather than a special request.

Can you work after hours or on weekends?

Yes. For occupied buildings we schedule outside business hours so tenants, staff and customers never encounter the work. Elevator bookings and loading-dock windows are coordinated with your building management in advance.

Do you offer terms for commercial accounts?

Net-30 terms are available for established commercial accounts. New accounts typically start on completion-of-work terms and move to Net-30 after the first few jobs — tell us what your accounts payable process needs and we'll work to it.

What documentation do you provide?

Itemised invoices as standard. On request: certificates of insurance, transfer-station weigh tickets for heavy loads, and before/after photographs for your own records or an insurance file.

How fast can you respond to an emergency?

Same-day response is available across the GTA subject to crew routing, and commercial clients get priority over residential bookings. For genuine emergencies — a burst pipe, an eviction, a lease expiry — phone dispatch directly rather than using the online form.
